Five Finance Property Advisory Services for Builders or Investors.

At Five Finance we have a property advisory service that caters for both builders and investors. What does this mean? This means that as a builder you may be skilled at the building side of things and purely wish to get your development done ASAP and Five Finance assists you to speed up this process with our property advisory department. Our professional property advisory services are designed to make the obtaining of Town Planning permits a smooth process, encompassing management & supervision of the engagement of the following disciplines:

a)    Surveyors,

b)    Landscape designer,

c)     Town Planners,

d)    Infrastructure Engineers ,

e)    Building design draftsman,

f)     Integration with builder design,

g)    Demolition works

Specifically our Property Advisory team of specialist professional advisors provide the following services:

1.     Obtaining & negotiating fee quotations for Town Planners, Engineers, Drafting , landscape designers and Surveyors,

2.     Obtaining  & negotiating quotations for demolition works if required,

3.     Obtaining& negotiating  quotations for soil boring, landscaping works, and landscape design if required

4.     Supervision & instruction  of Town Planners, Draftsman team, Engineers, Surveyors, and site demolition contractors through the six Stage Town Planning Application process,

5.     Ongoing liaison via regular project meetings involving Town Planning , Surveyors, design engineers, DFH sales consultant and builder as required, through all stages of your development up to the signing of your building  contract for the construction of your new home/units.

6.    Liaison with project financiers for the provision of funding of land (where applicable), town planning, and project construction costs, by providing & updating project cash flows as required.

SITE DETAILS

For a site to be able to be developed into units it must be Zoned Residential, and be suitable for the construction of multiple dwellings, which is determined by benchmarking site and unit design details against the requirements with  both Res Code & Local council planning requirements. Once we have determined your site is suitable, potential Home design/s can be considered, numbers. Our professional property advisory services are based on our understanding that you are seeking our assistance with the following:

  • Provide expert survey and planning advice.
  • Recommend/engage independent design/architect services.
  • Review and comment on relevant planning controls.
  • Prepare and lodge a planning permit application and planning report with Council.
  • Manage the application assessment process.
  • Prepare, lodge and pursue a subdivision of the site after completion of construction of dwellings.
